Homebuyers dissatisfied with the unfinished homes delivered by Noah Real Estate and Adey Ababa Real Estate are threatening legal action. Adey Ababa, responsible for Noah Real Estate's Green Park Site in Addis Ababa's Lemi Kura Sub-city, has been transferring properties to buyers for the past year. The site has 26 five-story blocks, and over 650 buyers have received keys. However, many can't move in due to missing basic amenities and services promised in the contracts.
At least 27 homebuyers, unable to move in due to the absence of running water, electricity, greenery, water tanks, kitchen cabinets, and other finishing materials, have sought legal representation and filed complaints. A letter from Yonas Jarsa Law Office, representing these buyers, warns of further legal action if the infrastructure issues are not resolved within five days. Although the developers initially promised to address these issues, buyers struggle to live without the necessary infrastructure.
“The infrastructure was initially handed over but we are working swiftly to complete it,” Yoseph Desta, an attorney representing Noah Real Estate, told The Reporter. He acknowledged the missing amenities and services were part of the sales contracts, citing water supply as a significant delay factor.
The developer has an agreement with the government to dig a well on the compound and is laying a new pipeline due to the inadequacy of the existing one. Additionally, delays occurred when a contract for an electrical transformer fell through, and they are now negotiating with a new contractor. Noah Real Estate and Adey Ababa Real Estate are essentially one company, as confirmed in the sales agreements with Lemi Kura Sub-city for the Green Park Site.
